Hotel giant Accor plans Asia-Pacific expansion

Jakarta, Indonesia – 12 December 2013 – Hotel giant Accor said Wednesday it plans to open more than 200 hotels in the Asia-Pacific in the coming years, highlighting continued confidence in the region despite slowing growth in key markets.

A total of 227 hotels should open “in the next three to four years”, meaning more than 49,000 extra rooms, Michael Issenberg, Asia-Pacific chief operating officer for the French group, told AFP.

“It’s the fastest growing part of the world”, he added during an interview in Jakarta.

Accor is the top hotel group in Asia-Pacific with 560 hotels and 107,000 rooms.

Hamburg, Germany – 18 October 2013 – Hamburg’s tourism is booming and the hotels are often fully booked. Several new projects are entering the hotel market. According to TOPHOTELPROJECTS, the worldwide leading provider of global b2b hotel data, in Hamburg currently 23 new hotels are planned. A new lighthouse project arises at the area of the former headquarter of the company BP in the “City Nord”. The 18-storey new building with 297 rooms will become a Holiday Inn, which will be the second hotel by this hotel brand in the Hanseatic City. Developers are TAS and Bierwith & Kluth. The opening is not expected before end of 2016.

It is the seventh first class hotel constructed by Bierwirth & Kluth in Germany, Austria and Italy. Hence they are starting a new cooperation with the InterContinental Hotels Group. Start of construction is planned to in autumn 2014. Besides the new building the former BP building is to be refurbished.

One of the hotel projects in Hamburg is the Grandhotel The Fontenay with 130 rooms and suites, which will open during 2016 at the area of a former Intercontinental hotel located at the Outer Alster. Prizeotel builds a low budget hotel (218 rooms) between the central train station and the harbour town. Accor plans two Ibis hotels with a total number of 448 rooms at the central train station as well as an Adagio apartment hotel downtown (100 apartments).

Furthermore an Ameron buisness hotel (192 rooms) and an Innside by Melia hotel (205 rooms) will arise in the hanseatic city. Next to the exhibition centre a third Intercity Hotel (275 rooms) is going to be built in the Hanseatic City. Citadines prepares the opening of an apartment property with 128 units at the Protestant main church Michel.

In Hammerbrook a Ramada Hotel with 261 rooms is planned. At the “Reeperbahn” a Motel One hotel (94 rooms) and another hotel by Lidl (180 rooms) are concrete in the pipeline.

Furthermore two historic buildings in the city center should be transformed into luxury hotels. With the opening of the “Elbphilharmonie“ the Westin Hotel (244 rooms) will open its doors but not before 2016.

Holiday Inn/Holiday Inn Express by InterContinental Hotels Group (IHG) remains at the first place of the ten largest hotel brands in the world with a large distance. Follower Best Western grows as quick as Holiday Inn – 4,700 hotel rooms arise internationally but with currently 311,000 existing hotel rooms Best Western is clearly behind the first place.

Hilton, the large and strong brand by the same named US hotel company (which will be brought back to the stock exchange in 2014) is going to pass the brand Comfort Inns & Suites by Choice Hotel and it will reduce the distance to Marriott. Hilton Worldwide is the second largest hotel group so far and therefore is ahead of Marriott International and just a bit behind IHG. A second hotel brand by Hilton which is growing also very strong is Hampton Inn by Hilton.

Poland wants to catch up with hotel construction

Warsaw, Poland – 16. April 2013 – After last year’s European football championship Poland is still attractive for hotel investors and operators from abroad. In the coming two to three years 23 new first class and luxury hotels with 5,200 rooms will open their doors. Poland’s market leader is the hotel chain Orbis, belonging to Accor, with 54 properties (10,610 rooms). Last year Orbis opened six new hotels (775 rooms) and stays therefore behind the investments of international hotel chains. Hilton currently develops three properties by its Doubletree by Hilton brand, two Hampton by Hilton hotels, one Hilton Garden Inn and a large Hilton Hotel in Poland. The 17-storey high Hampton by Hilton in the Warsaw city center will become one of the worldwide largest properties of this brand and the largest one in Europe; the opening is scheduled for early 2014. So far Hilton operates five hotels in Poland.

The US hotel giant Marriott is currently constructing a Courtyard by Marriott and a Renaissance Hotel. The Louvre Hotels Group is currently developing two Golden Tulip Hotels. Starwood Hotels invests into a Sheraton Resort.

Poland’s hotel market still has lots of potential in the budget and low budget segment. Therefore the German budget design hotel chain Motel One wants to build properties in several city centers. The first Motel One with about 180 rooms will be built in Warsaw. They are currently looking for a fitting location in Krakow.

The hotel industry is primarily focusing on business travelers. Relating to the organization of trade fairs, congresses and other business meetings, Poland is now on the sixth place in Europe. This results from a survey by the Institute of Business Travel Management IBTM in November 2012. According to the consulting company Right Solution, Poland offers a good value-for-money ratio for business travelers.

2 new hotel projects in Germany

(Nuremberg/Hamburg – 12 February 2013) Nuremberg: Kochinvest plans hotel in “Citicorner” – A 110-120 room economy hotel is to be created in Kochinvest’s “CitiCorner” renovation project in central Nuremberg. Managing director Volker Koch acquired the commercial building comprising 3,700 sqm of usable space at Marienstrasse 10 almost a year ago. Renovation and redevelopment work is planned to begin in the fall. Koch intends to invest €10-11mn in the project.

Hamburg: HIH and brixx to build two ibis hotels downtown
HIH Hamburgische Immobilien Handlung and brixx Projektentwicklung from Munich are to develop a hotel complex in the southern part of the Hühnerposten area near Hamburg’s main rail station. The planned building ensemble is to have two segments with a total of 448 rooms in which Accor intends to open hotels belonging to both its ibis and ibis budget brands. The building permits have been issued, so construction can begin soon. Completion is scheduled for 2014. The complex is being financed by Deutsche Hypothekenbank; Württembergische Lebensversicherung is the final investor. The investment volume is between €30 and 40mn.
